Our Standard

Mold is a symptom.
Moistureis the cause.

Most mold inspectors hand you lab numbers and call it done. We investigate why moisture is there in the first place — because treating the symptom without finding the source means the mold comes back.

We lead with assessment. Then we back every finding with air samples — because you can't give answers without data. That's why we no longer offer a visual-only assessment. The air samples aren't an add-on. They're the proof.

You walk away with lab-certified results, a professional interpretation, and a clear path forward — not a number on a page with no context.

We don't sell fear. We find answers.

Because a visual assessment without air samples can't give you definitive answers. We can observe conditions that favor mold growth — but without lab data, we can't confirm airborne spore types, concentrations, or whether what we're seeing is actually active mold growth versus old staining. We won't give you an opinion we can't back up. Air samples aren't optional — they're the proof.
The air sampling itself is identical — same number of samples, same lab, same report. The difference is mobilization. When you add IAQ to a home inspection, we're already on site, which keeps the cost lower. The standalone visit at $399+ accounts for a dedicated trip to your property. If you're already scheduling a home inspection, adding IAQ at $299+ is the most efficient choice.
When you need to know where the problem is coming from, not just what's in the air. IAQ testing tells you what spores are present and at what levels. The full Assessment + IAQ adds the licensed visual investigation — moisture mapping, thermal imaging, HVAC and attic evaluation — that locates the source. If you have visible mold, a strong odor, or a history of water intrusion, the full assessment is the right call. Air samples without source investigation just confirm you have a problem you already suspected.
Extremely common. Houston's subtropical climate — high humidity, frequent rain, and HVAC systems running year-round — creates near-constant favorable conditions for mold growth. Slab construction limits drainage options. Attic ventilation is frequently inadequate. And flooding events, however minor, leave moisture behind for weeks. If your home is more than a few years old and has ever had any water event, the question isn't whether mold could be present — it's whether it's at concerning levels.
Air samples go to an accredited laboratory after collection. Typical turnaround is 24–48 hours from the time samples are received. We include rush processing options when timing is critical — ask about this when you contact us. The full assessment report is delivered alongside the lab results.
No — and intentionally so. We are the assessment side only. Mold assessors and mold remediators are required by Texas law to be separate entities. We have no financial relationship with any remediation company. Our findings and recommendations are yours alone — you choose who you hire to address them.
Yes. Our licensed mold assessment and IAQ reports are professional documents appropriate for real estate transactions, negotiations, and disclosure purposes. The lab-certified air sampling results are objective third-party data your agent, attorney, or lender can rely on. If you need post-remediation clearance for a closing, we can provide that as well.
