One of Fort Bend County's
most distinctive new communities.
And one of the most inspected.
Indigo by Meristem Communities is a 235-acre agri-hood in Richmond TX — 800 homes built around a 42-acre urban farm, a 25-acre lake, walkable streets, and Indigo Commons, a 12-acre mixed-use town center. Builders include David Weekley Homes, Empire Communities, and Highland Homes on 35', 40', and 50' lots from the $200s to over $500,000.
What Indigo's marketing doesn't mention: every home in this community sits on Fort Bend County's expansive PVR clay soil — the same soil that drives foundation movement throughout the Richmond and Rosenberg corridor. That's not a reason to avoid Indigo. It's a reason to document your slab from day one.
Imperial Pro Inspection has performed phase inspections, foundation baseline surveys, mold assessments, and termite inspections for Indigo buyers across multiple builder product lines. We know this community's construction timeline, its builders' practices, and what to look for at every stage.

Three chances to catch
what the builder misses.
Your builder's quality control team works for the builder. Every phase inspection from Imperial Pro works only for you — fully independent, ICC Building Code Certified, and structured to catch issues before they're buried inside walls, floors, or slabs.
Phase 1
Pre-Pour Foundation
The most important inspection nobody schedules. Before concrete is poured, your rebar placement, grade beam depth, tension cable layout, and form positioning must all be evaluated. Once the slab is poured, this access is permanently gone.
Phase 2
Pre-Drywall Framing
The last moment to inspect framing, sheathing, MEP rough-ins, and structural connections before drywall seals everything inside. Issues found at Phase 2 are correctable. Issues found after drywall are costly — and sometimes impossible to fix without tearing out finished work.
Phase 3
Final Inspection
Your last opportunity before closing to identify and document defects while the builder is still obligated to correct them. A full MEPS inspection at final completion — everything from appliances and fixtures to the roof and exterior envelope.
Every home in Indigo
needs a baseline survey.
Without it, you own a mystery.
Indigo sits on Fort Bend County's high PVR (Potential Volume Ratio) expansive clay soils — one of the most reactive soil types in Texas. These soils move with moisture. Every season produces measurable change. Every new tree planted in your front yard is a root system working toward your slab.
A Phase 3 final inspection evaluates workmanship. It does not produce a precision elevation baseline. A Level B foundation elevation survey using our ZIPLEVEL® precision altimeter documents exactly where your slab sits at a measured point in time — the only document that protects you if movement is suspected during or after your builder warranty period.
Without that baseline, your builder can tell you that any movement was within tolerance at construction. With it, you have measured data that either confirms or contradicts that claim.

ZIPLEVEL® Foundation Elevation Survey · Richmond TX & Fort Bend County · Imperial Pro
A real survey from an Imperial Pro foundation inspection. Each measurement point is the actual elevation at that location — the complete picture no visual inspection can provide.
Mold. Termite. Warranty.
One inspector. All of it.
Mold & IAQ Inspection
Houston's climate makes mold a legitimate new construction risk. Moisture intrusion during framing, improper HVAC commissioning, and envelope failures can all introduce mold into a new home before move-in. Professional air sampling with certified lab results — add to any phase inspection or book standalone.

Texas is one of the highest-risk termite states in the country. New construction doesn't exempt you — wood-framed homes in active construction zones are particularly vulnerable during and after build. Official Texas WDI report delivered same day. Required for VA and FHA loans. TDA licensed and independent — no treatment to sell.

Bought in Indigo within the last 11 months? Your builder warranty is still active. A full MEPS inspection before expiration identifies defects the builder is still obligated to correct — at their cost, not yours. One of the highest-ROI inspections you'll ever schedule. And if something moves on your slab, our Level B written report is documentation the builder's warranty department has to respond to.

Imperial Pro is familiar with the construction practices, typical timelines, and common defect patterns of each builder currently active in Indigo. Our inspections are not affiliated with, endorsed by, or reported to any builder — our report goes only to you.
David Weekley Homes
One of the largest private homebuilders in the United States. Active in Indigo on 35' and 50' lots with the Anders and Crowson floor plans. Imperial Pro performs Phase 1, Phase 2, Phase 3, and warranty inspections for David Weekley buyers throughout Fort Bend County.
Empire Communities
Active in Indigo with townhomes and single-family product lines. Empire's three-story townhomes feature an urban feel within Indigo Commons walking distance. Imperial Pro inspects Empire product at Phase 2 and Phase 3 for Indigo buyers.
Highland Homes
Active in Indigo on 40' lots with the Bellini floor plan. Highland Homes has a strong reputation in Texas for construction quality — and an independent phase inspection remains the only way to verify that quality is being applied to your specific home, not just the model.

What Indigo buyers
ask us most.
Yes — and there are three distinct inspection opportunities in a new construction home in Indigo. Phase 1 before the foundation is poured, Phase 2 before drywall is installed, and Phase 3 at final completion before closing. Each phase catches defects that are permanently hidden by the next stage of construction. Your builder's quality control team works for the builder — their job is to keep the build moving on schedule. An independent ICC-certified inspector works only for you.
Indigo by Meristem Communities currently features David Weekley Homes, Empire Communities, and Highland Homes. David Weekley is active on 35' and 50' lots, Empire Communities builds the townhome product near Indigo Commons, and Highland Homes builds on 40' lots. Imperial Pro performs independent phase inspections for buyers from all three builders. Confirm active product lines with Indigo's sales team as availability changes through the build-out.
Indigo is built on Fort Bend County's high PVR expansive clay soils — soils that move significantly with moisture changes. A Level B foundation elevation survey at or near closing documents exactly where your slab sits at a measured point in time. Without this baseline, you have no objective record to compare against if movement is suspected during your builder warranty period. When movement appears the builder will assert it was within tolerance at construction — and without a baseline survey taken near closing, you have nothing to prove otherwise. On Fort Bend County's clay soil, this baseline is the only document that objectively protects you.
Yes — Houston's climate makes mold a legitimate new construction risk. Moisture intrusion during the framing stage, improper sealing around windows and penetrations, and HVAC commissioning issues can all introduce mold into a new home before you move in. A mold assessment adds professional air sampling with certified lab results to your inspection. It adds to your inspection cost but is among the most cost-effective protections available before closing on a new construction home in Fort Bend County's climate.
The ZIPLEVEL® PRO-2000 is a hydraulic differential pressure instrument that measures elevation to 1/100th of an inch — around corners, through walls, across any distance. Standard alternatives like smartphone apps or optical levels introduce measurement error that can mischaracterize foundation performance. Imperial Pro includes ZIPLEVEL® elevation readings on all phase inspections at no additional charge, and offers a standalone Level B elevation survey that produces a full precision baseline drawing of your entire slab footprint. On Fort Bend County's PVR clay, this instrument is the only reliable way to document and track foundation performance over time.
